Legal Notice of Public Hearing for Zoning Amendment

In Accordance with MGL, Ch. 40A, Section 5, the Ashby Planning Board will hold a series of public hearings on Wednesday March 26, 2025, starting at 7:15 pm on Zoom platform to review and hear comment on the following proposed amendments to the Zoning Bylaw.

  1. Public Hearing starting at 7:15 pm: Flood Insurance Program

The amendment will delete the current section 9.1 Floodplain District Boundaries and Regulations and replace it in its entirety. The amendment will adopt the Middlesex County Flood Insurance Rate Map (FIRM) dated July 8, 2025 as the Floodplain District and make minimal changes to the regulations to comply with National Flood Insurance regulations.

  • Public Hearing starting at 7:30 pm: Accessory Dwelling Unit

The amendment will replace all instances of Accessory Apartment with Accessory Delling Unit (ADU) and will define ADU as a self-contained housing unit with a separate entrance and is no larger than larger in gross floor area than 1/2 the gross heated floor area of the principal dwelling or 900 square feet, whichever is smaller and will modify subsections of 4.6 Accessory Apartments
