Submitting a Plot or Certified Plot Plan

There are two types of plot plans that are accepted as part of the permitting process, depending on the requirements: Plot or Certified Plot Plan.

Plot Plan

A Plot Plan is a drawing that shows the general layout of a property. It is often created by the homeowner, contractor, or designer.

It typically shows:

  • Property boundaries (approximate)
  • Existing and proposed structures
  • Setback distances (estimate)
  • Driveways
  • Septic systems
  • Wells
  • Utilities
  • Lot dimensions

A plot plan:

  • Is not prepared or stamped by a surveyor
  • Does not have legally guaranteed measurements
  • Is often acceptable for minor projects, interior work, or small exterior changes (depending on the town)

Certified Plot Plan

A Certified Plot Plan or Surveyed plot plan is prepared and stamped by a licensed land surveyor.

It typically shows:

  • Precisely surveyed property boundaries
  • Exact building locations and dimensions
  • Verified setback distances
  • Easements
  • Rights‑of‑way
  • Zoning compliance with a surveyor’s stamp and certification

A certified plot plan:

  • Is prepared and certified by a licensed professional
  • Is legally reliable and accurate
  • Usually required for new construction, additions, zoning relief, or projects close to setback limits
  • Is used for any proposed construction or alterations to the site
